High Birch comprises a collection of spaces including:

- The House
- The Snuggery
- The Workshop
- The Pergola
- The Garden

The information provided on this website is intended to describe these spaces and the services available.

We make every reasonable effort to ensure that information on this website is accurate and up to date.

However, descriptions, photographs, layouts, furnishings, planting, facilities, availability and pricing may change from time to time and are provided for general guidance only.

We reserve the right to amend website content without notice.

4. Enquiries and Bookings

Submission of an enquiry does not constitute a booking.

A booking is only confirmed when written confirmation has been provided by High Birch or, where applicable, by the relevant booking platform or location agency.

# The Workshop

Bookings for The Workshop are made directly with High Birch and may be subject to separate Workshop Booking Terms.

# The Snuggery

Bookings for The Snuggery are primarily managed through Airbnb and are subject to Airbnb's booking terms, policies and procedures, together with any house rules provided before arrival.

# The House

Bookings for The House are managed through selected location agencies and are subject to the terms and conditions of the relevant agency and production agreement.


5. Outdoor Spaces

Use of the Pergola and Garden is subject to weather conditions and seasonal availability.

While every effort will be made to maintain access to outdoor spaces, High Birch cannot guarantee that outdoor areas will be suitable for use at all times.

No refund or reduction in fees will be offered solely due to adverse weather where booked indoor facilities remain available.


6. Intellectual Property


All content on this website, including text, photographs, graphics, logos and branding, is the property of High Birch unless otherwise stated.

No content may be copied, reproduced, distributed or used for commercial purposes without prior written permission.


7. Commercial Photography and Filming


No commercial photography, filming or content creation may take place at High Birch without prior written agreement.

Use of images or video captured at High Birch for commercial purposes may require separate permissions and agreements.


8. Third-Party Links


This website may contain links to third-party websites.

We are not responsible for the content, availability, accuracy or privacy practices of any third-party websites.

Access to such websites is at your own risk.


9. Limitation of Liability


To the fullest extent permitted by law, High Birch shall not be liable for any indirect, incidental, consequential or economic loss arising from the use of this website.

Nothing in these Terms & Conditions shall exclude or limit liability where such exclusion would be unlawful.

High Birch shall not be liable for any failure or delay in performing its obligations where such failure or delay results from circumstances beyond its reasonable control, including but not limited to:

- fire;
- epidemic or pandemic;
- utility failure;
- government action or restrictions;
- industrial disputes;
- transport disruption; or
- any other event rendering the property unavailable or unsafe.

In such circumstances, High Birch will make reasonable efforts to offer an alternative arrangement where appropriate but shall not be liable for any additional costs, losses or expenses incurred.

If you are dissatisfied with any aspect of your experience, please contact us as soon as possible.

- details of the issue; and
- any supporting information or photographs.

We aim to acknowledge complaints within five working days and provide a substantive response within fourteen working days.

For bookings made through Airbnb, guests should also follow Airbnb's complaints and resolution procedures where applicable.


12. Privacy

Any personal information submitted through this website will be processed in accordance with our Privacy Policy.


13. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.

Any dispute arising from or connected with these Terms & Conditions shall be subject to the exclusive jurisdiction of the courts of England and Wales.
